How Long Can You Leave a House Empty for Insurance?

Short Answer:

Most standard home insurance policies allow you to leave your property empty for up to 30 consecutive days (Some might provide you with 60 days, but this is rare), which is sufficient for a typical holiday. However, life events such as a lengthy sale process, a period between tenants, or when the owner moves into long-term care can quickly exceed this limit.

The challenge is that many standard providers view empty properties as a high risk.

If the property is empty for more than 30 days, your current insurer may refuse to continue cover or downgrade your cover to basic FLEEA cover (Fire, Lightning, Earthquake, Explosion, and Aircraft). This leaves you unprotected against the most common unoccupied risks, like theft or burst pipes.

Insurance providers might also impose 7-day inspections, backed up by written inspection reports, which you may struggle to comply with - resulting in challenges if you need to claim.
